Blair Schlossberg and Moshe Manoah, founding Principals of Crown Holdings Group, announced today that Crown’s affiliate, Dunwoody Crown Towers, LLC has acquired the former GoldKist/Cotton States Headquarters property. The property consists of the 260,000 square foot Headquarters Building and Conference Center along with additional property totaling 15 acres on 285 along the west bound entrance ramp at Ashford Dunwoody Road in the City of Dunwoody, adjacent to the Dunwoody Marta Station and next to Perimeter Mall. The property has 1,520 feet of frontage on I-285.

 The existing 3 story headquarter building has an excellent layout, provides extensive natural light, offers water features and is adaptable to a wide variety of office uses. The property location provides the ability to attract the greatest talent and brightest minds in the Metro Atlanta area.

Dunwoody Crown Towers principal, Eyal Livnat, stated, “The property has been the corporate headquarters of two of Georgia’s greatest corporations in the past. We intend to keep that tradition moving forward.” He further stated, “The property’s location in the City of Dunwoody, with its reputation for being a “People Place” was important for choosing this asset.”

A major reason they were attracted to this site was the commitment of the City of Dunwoody and its community to maintain the long term quality of Dunwoody as a mixed use, live, work, play community providing excellent residential, retail and office; qualities that are always attractive to families, workers, and corporations alike. The unequaled access to major transportation assets of Marta, 400, 75, 85, and a workable surface street grid with improving pedestrian facilities also adds to those desirable qualities.

 Moshe Manoah, a founding Crown Principal, stated, “From a timing perspective we plan to immediately begin applying our proven “3R” strategy of Recapitalizing, Renovating and Repositioning this asset.” The existing building is currently being cosmetically renovated so as to be ready for users by the 1st quarter of 2014. A Marketing Center will open in the existing building, 244 Perimeter, just after the 1st of the year.

 Meir Matana, a principal of Dunwoody Crown Towers, indicated that Crown teamed up with a very professional Israeli investment group in the purchase of this property. “In 2013 Crown and its affiliates have substantially increased its cooperation with professional foreign investors, a cooperation that has been proven to be very successful for both parties, and I anticipate this cooperation to grow to a considerably larger dollar volume during the next few years”, said Mr. Matana. Financing was provided by UCF Funding out of Boston.
